Location
The
Villa is located on the prestigious community of
Calabay Parc. The entrance to the community is located
around 3 miles South from the junction of Highway
192 and US 27. The Villa is about 12 miles / 15
minutes drive from the main entrance to the Walt
Disney World Resort area. It is ideally situated
for all the attractions, yet is well away from hustle
and bustle of the Disney area. It is a perfect place
for all the excitement of the many Theme Parks or
for a relaxing vacation or holiday. It is also within
easy driving distance of the Gulf Coast beaches
and the Space Shuttle launch Centre on the East
Coast. The Villa is well positioned within the the
development. It has a screened, West facing patio
with a large swimming pool at the rear. The villa
is not overlooked directly at the rear as it backs
onto a conservation area. This level of semi-seclusion
is not common to most villas in Orlando.
Accommodation
The
property sleeps 10 people very comfortably. There
are 5 bedrooms, 1 Master Suite with a king size
bed. The Master Suite bedroom has cable TV, hairdryer,
a dressing room plus an en-suite Bathroom with a
bath and separate shower. It also has a private
access patio door to the pool area. The 2nd and
3rd bedrooms offer queen sized beds and these too
have en-suite Bathroom facilities. The 4th and 5th
Bedrooms have 2 twin beds and share a third Bathroom.
As you will see all Bedrooms have been furnished
to a very high standard as are all the rooms in
our villa.
The
fully equipped Kitchen contains a refrigerator,
freezer, ice-maker, dishwasher, waste disposal,
electric oven/hob, microwave, cutlery, crockery,
kettle, filter coffee maker and cooking utensils.
The Kitchen also has a breakfast bar. The Dining
Room is alongside the Kitchen and Living Room, and
contains a large table with seating for 6, in a
more formal setting. There is also a separate laundry
room with a washing machine, tumble dryer, iron
and an ironing board.
The
Living Room area is equipped with comfy sofas, chairs
and coffee tables. The Living Room also has cable
TV and DVD player.
Pool
/ Patio
An
outstanding feature of the villa is the large screened
deck area which contains the Spa and Swimming Pool.
Both are West facing onto conservation and have
the sun shining on it all-day long. There is a large
lanai with luxury padded poolside furniture, large
tables plus padded sun loungers. The Pool/Spa and
Decking area are completely private with surronding
trees and bushes. The Deck and Pool/Spa can be lit
at night so there is no need to go indoors when
the sun goes down! Access to Pool area are via patio
doors from the Living Room, Dining Room and Master
Bedroom Suite. For the Winter months an electric
pool heater is available at extra cost.

Cancellation policy:
Cancellation will only be accepted in writing or
email, in the event of cancellation we will do our
best to place another booking in the villa, If we
are unable to do so the following charges will apply:
Cancellation more than 60 days before your vacation
= Loss of deposit
Cancellation
30 to 60 days before your vacation = 50% of vacation
cost
Cancellation less than 30 days before your vacation
= 100% of vacation cost
Please
note that it is advisable that you get cancellation
insurance through your insurance company as we can
not accept any responsibility for cancellation due
to factors beyond our control such as weather, natural
disaster etc.
Security
deposit:
A security credit card deposit will be required
and will be refunded when the villa has been inspected.
Our management company will take your credit card
details on arrival.
Check-in/ out procedure:
Check-in procedure will be advised as part of the
final payment receipt, generally check-in is after
4:00 pm and check-out is by 10:00 am. Access to
the villa keys will be advised upon at time of final
payment.
What's in the villas?:
Everything you could need for a great vacation.
Air-conditioning in all accommodation areas as well
as ceiling fans, heated pools in screened pool deck
areas, fully equipped kitchens with microwave and
conventional ovens, refrigerators and ice-makers.
All bed linen is provided and there are plenty of
bathroom and pool towels for the whole party. The
villa has its own laundry facilities with washing
and drying machines as well as irons and ironing
boards. There are cable TV's, DVD players, music
systems, all master bedrooms have en-suite facilities
with hairdryers.
What about cleaning the villas?
Our villa is thoroughly cleaned before you arrive
and after you leave. The pool and pool decks are
cleaned weekly and the water is chemically balanced
to ensure that it is safe to swim. If you would
like additional cleaning during your stay, our management
company would be happy to arrange this at an extra
cost.
What should we take?
You will not need to take anything other than your
personal belongings and clothes. If you intend going
to any water parks you should take your own towels
for this purpose.
Can we make and receive telephone
calls?
Yes, our villas have credit card operated telephones
for your convenience. Please bare in mind that long
distance calls can be expensive. You can also purchase
phone cards from the local stores.
What other local facilities
are there locally?
Our villa is located only a few minutes from Champions
gate Golf course where there is a Golf academy and
PGA rated golf courses. There are also several other
courses such as Reunion, Highlands Reserve and Mystic
Dunes in under 10 minutes drive. Within 2-3 minutes
there are restaurants, banks, pharmacies, shops
and supermarkets all located at Champions gate or
the newley created Berry Town Center. Approximately
5 minutes away is the 192 with it's hundreds of
restaurants, shops and other amenities.
How far are the Theme parks?
Disney is around 12 minutes from the villa with
Seaworld under 20 minutes and universal approximately
25 minutes. Busch Gardens and NASA are around 1
hour away (Subject to traffic).
How far are the airports?
35 minutes from Orlando international, 50 minutes
from Sanford, 1 hour from Tampa.
